What leasing options are available?

​Our leases are typically 12 months, but we do offer a variety of options. Contact us for more details. 

What is an individual lease? Do you offer individual leases & co-living?

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared common spaces). We offer a single lease with everyone on the same lease.

Can I request a specific apartment & can an apartment be held?

​Yes, you can request a specific apartment! And yes, we can hold an apartment for up to 24 hours once the lease is submitted and completed.

Is there a security deposit and is any of it refundable?

​Yes, the security deposit is equal to the amount of the first month of rent. And yes, the entire deposit is refundable as long as the apartment is left in the condition it was when residents move-in. 

Are utilities included?

​Residents are responsible to pay their own utilities. 

Is renter's insurance required?

​Yes, renter's insurance is required for the property. For individual renter's insurance, the amount is up to the individual renter for a personal renter's policy.

Can the apartment be listed on short-term rental platforms like AirBnB or VRBO?

​Apartments cannot be listed on short-term rental platforms such as Airbnb or VRBO.

What happens if I need to move out before my lease expires?

​Leases are locked into the contract that you sign before you move-in, you'll need to reach out to the leasing office to discuss this in depth if needed. 

Is there an application fee?

Yes, the application fee is $70. (Pricing is subject to change.)

Are apartments cable ready? If so who is the provider? Is there a separate charge?

​Apartments are ready for cable and internet. Residents may set up a contract with a service such as Century Link and Direct TV through Team UltraView.

Do you have package lockers/how do I get my packages?

​At Soll, we provide package concierge to expedite residents receiving packages in a secure and timely manner. 

What is the smoking policy?

​We are pleased to be a smoke-free community. All smoking is prohibited in all locations on the premises, including, but not limited to, apartments, patios, parking lots, garages, green spaces, and common areas.

Do you allow pets?

​We are a pet-friendly community! Cats and dogs, age 12+ months and spayed or neutered are welcome. We allow some caged animals. We charge pet rent, have a two-pet limit, and city code breed restrictions apply. See our Pet Policy on the website for details. 

What schools serve the community?

​Public schools in the area include Greenwood Elementary School, Callanan Middle School, and Roosevelt High School. Various private schools are also available. 

Is there public transportation nearby?

​We are a walkable site with an 84 Walk Score. 

Are you near any transportation routes? Which ones?

​We are close to Des Moines International airport, just 4.6 miles away. 

When were these apartments built?

​Soll with built in 2018 with all the up-to-date features that make life easier!  We have 165 apartments in four-story buildings.

Are the apartments furnished?

​No, our apartments are unfurnished, waiting for your personal touch and style choices.

What kind of kitchen appliances are in the apartment?

​Our modern kitchens feature all the appliances you'll need for meal prep and clean up including a dishwasher, refrigerator, range, microwave, and disposal. Bonus — kitchen work islands are part of the design. 

Do the apartments have air conditioning?

​Apartments are equipped with central air and heat. 

Is the apartment set up for working remotely?

​Yes, with high-speed internet available, you'll be able to set up an in-home office space for working remotely.
